anyone successfully running FreeBSD+NFS+Subversion?

Having lots of issues with this setup. FileFS DB is being used on a repo
running FreeBSD and NFS. Repo is accessed remotely using https (apache 2
and mod_dav/mod_dav_svn), however we're getting lots of errors whenever
a commit/update is made containing more than a few files.

Apache error log shows:

svn: REPORT request failed on '/svn/playpen/!svn/vcc/default'
svn: REPORT of '/svn/playpen/!svn/vcc/default': Could not read response
body:
Connection reset by peer (https://repo.url)

Whereas client will see this type of error:

svn: Commit failed (details follow):
svn: MERGE request failed on '/svn/playpen'
svn: Can't remove '/mnt/foo/svn/playpen/db/transactions/27-1.txn':
Directory not empty

Any have any insight on how to get FreeBSD and Subversion to play nicely
using https and NFS?
