Opening File Error

Hi,
 
I tried to open an XLS file, but I got the following error. I tried
deleting the entire folder and did an SVN checkout again to pull it from
the server but I received the same error when I try to open the file.
The version of SVN being used is 1.4.4 Build 9706.
 
 
 
Please excuse to strike out on the file name (however for
confidentiality reasons) . There's another XLS file that I am able to
open. Another of colleague of mine was able to open the file above. I
can do a "Get Lock" but when I try to open the file, same error.
 
Any suggestions are welcome to resolve this.
