trouble after a check in: Malformed XML: not well-formed (invalid token) at line 425

Hello,

Hoping someone can shed light on this issue -- I have read-up rather
extensively on the problem, yet I can not seem to isolate the problem.

dude_at_hermes:$ svn co svn://box/var/subversion/project/sw-eng

The checkout starts fine and then...

.
.
A sw-eng/code/src/drivers/netcard/Makefile
svn: Malformed XML: not well-formed (invalid token) at line 425

I have attempted the "normal" suggested fixes for this problem -- such
as: svnadmin recover, svn cleanup -- all to no avail. Svnadmin recover
command completes immediately, stating "Recovery completed."

At the moment, I am at a loss -- I have no idea what steps to take next.
 We are in a critical moment in our project, and having SVN off line is
not a good situation. Any hints or insights greatly appreciated.

My system info:

[dude@box ~]$ svnserve --version
svnserve, version 1.1.4 (r13838)
   compiled Oct 7 2005, 22:27:54

[dude@box ~]$ cat /etc/issue
CentOS release 4.5 (Final)

[dude@box ~]$ uname -a
