Cleanup problem

Hi,
Here is the problem:
When I had tried to Update my local working copy, it finished with error (and it
was right, as one of file to be updated, had been opened and held by a
application).
Any next Update try has been giving error message:
"Working copy <directory> locked.
 Please execute the 'Clean-up' command.
"
So I am trying Cleanup, but it always fails with error message box like this:
"Subversion reported an error while doing a cleanup!
 -------------
 In directory '<path>'
 Can't copy '<path...>\<filename>.svn-base'
 to '<path>\.svn\tmp\<filename>.tmp.tmp':
 No error
"

So Update needs Cleanup, but Cleanup fails.

PS. Finally I worked-around the problem deleting manualy "lock" file in ".svn"
dir, but there is bug somewhere, I guess.
